How Much Does Airbnb Management Cost in Noosa?
It is one of the first questions owners ask, and one of the hardest to answer from a website. Headline percentages are easy to compare; what sits underneath them is not. This guide explains how holiday rental management fees are commonly structured in Noosa, what to compare between managers, and how Belmont Noosa approaches it.
Commission on rental income
Most full-service holiday rental managers charge a commission — a percentage of the rental income from each booking. Commission typically covers listing management, pricing, guest communication, check-in arrangements and coordinating the property between stays.
Rates vary with the level of service, the type of property and the manager's model. A lower percentage is not automatically better value if important services are charged separately; a higher one may include much more. The useful question is not 'what is the percentage?' but 'what does it include?'
It is also worth checking what the commission is calculated on. Some agreements apply it to the nightly rate only; others include cleaning fees or extras. Ask for a worked example on a typical booking.
Cleaning fees
Cleaning is usually the largest cost after commission, and arrangements differ. In some models the guest pays a cleaning fee on each booking; in others the owner pays for each clean out of rental income; in some the cost is shared.
Find out who pays, what the fee covers and who does the work. A changeover clean is different from a periodic deep clean, and in-house cleaners who know the property well tend to deliver more consistent results than a rotating roster.
Linen, amenities and consumables
Hotel-quality linen and towels need professional laundering and periodic replacement. Some managers include linen in the cleaning fee; others charge linen hire per stay or ask owners to buy and maintain their own sets.
Amenities and consumables — toiletries, kitchen basics, cleaning products, toilet paper — may also be included, charged per stay or billed to the owner monthly. Small items add up over a year, so look at how they are handled.
Extras and one-off costs
Beyond commission and cleaning, owners may encounter charges such as:
- Onboarding or set-up fees
- Professional photography
- Initial or periodic deep cleans
- Inspection fees
- Maintenance call-outs or monthly property checks
- Marketing or listing fees
- Monthly administration or statement fees
What to compare between managers
When you have proposals side by side, compare them on more than the headline rate:
- What's included — list every service and note which ones carry a separate charge
- Who pays cleaning — guest, owner or shared — and what the fee covers
- Trust accounting — is your rental income held in a trust account by a licensed real estate agent, and how often are you paid?
- Inspections — is the property inspected before each arrival, and do you receive a report after each checkout?
- Maintenance — are there regular maintenance visits, and how are repairs approved and charged?
- Owner stays — can you block dates for yourself, and on what terms?
- When fees apply — are fees charged on bookings made, or only on stays completed?
- Contract notice period — how much notice is required to end the agreement, and what happens to future bookings?
- Council compliance — does the manager check the property's short-stay approval and planning rights?
Licensing and trust accounts
In Queensland, managing property on an owner's behalf and handling rental income is regulated. A licensed real estate agent must hold owners' funds in a trust account, separate from business funds, and the appointment is documented — typically with a Form 6. It is reasonable to ask any manager for their licence details and how owner funds are held.
How Belmont structures its fees
Belmont Noosa keeps it simple. We charge one commission fee on rental income, and only on completed stays. The cleaning fee is paid by guests and covers the changeover clean, professional linen laundering, and amenities and consumables, including our custom Belmont toiletries.
Included in the commission: a free deep clean when we take over, new professional photography at Belmont's cost, the same in-house cleaners each turnover, pre-arrival inspections, an inspection report after each checkout, monthly maintenance visits and guest concierge. Belmont Noosa Pty Ltd is a licensed Queensland real estate agent with individual and corporate licences; owner income is held in trust, with statements and payouts on the 1st and 15th of each month. You can block dates for your own stays whenever they don't overlap a guest booking.
We don't publish a standard rate because every property is different. Your rate is confirmed in writing as part of a free rental appraisal, which also covers seasonal earning potential, presentation, pricing strategy and a check of the property's Noosa Council short-stay approval and planning rights.
